Effective September 17, 2026 · The Walkthrough Report
In one line: one home, delivered within 24 hours of your email. Not useful? Reply to your receipt within 7 days of getting it and we refund every cent.
RoostLore, operated by Brett Woudenberg (sole proprietor), Las Vegas, Nevada, USA. Questions: support@roostlore.com. You must be 18 or older to buy.
You send us a home inspection report. We send back a Walkthrough Report: a system-by-system read of the home's age, typical remaining life, and what is likely to come due over the next ten years, with every typical-life figure citing its public source. One home per purchase. It is a document, not a subscription, and nothing recurs.
A person builds your report using our own tooling. As part of that, your inspection report is processed by an outside language-model service to pull out the equipment list; our Privacy Policy names it and says how long anything is kept. Facts about your home come from your inspection report; typical-life figures come from published public sources and are cited in the report itself. Where your report does not state something — an install year, for example — we say so rather than guess.
Within 24 hours of receiving your inspection report. That clock starts when your email reaches us, not when you pay. If we miss it, you can have a full refund, and we will tell you as soon as we can. Neither of us is in breach for a delay caused by something outside our reasonable control — illness, an outage, a disaster — but you can still take the refund.
Some inspection reports do not carry enough to work with: a photo scan we cannot read, or a summary with no equipment ages in it. If yours is one of those, we will email you, tell you exactly what was missing, and refund you in full. You do not have to ask. We may also decline any submission and refund it before we start work — for example a commercial or multi-unit report, or a document that is not a home inspection report at all.
This paragraph is printed inside the report itself, because the report is made to be forwarded. It is prepared for the person who bought it. Anyone else who reads it — an agent, a lender, a later buyer of the home — reads it for information only and may not rely on it.
Got something wrong? Reply to your receipt and tell us. We will fix it and re-send, usually the same day. If you would rather just have your money back, say that instead.
Not useful? Reply to your receipt within 7 days of receiving your report and we refund what you paid, in full. No form, no reason required. Haven't got your report yet? Ask any time — the 7 days do not start until it is in your hands. Refunds go back to the card you paid with, and your bank usually posts them within 5–10 days.
That you are entitled to share it with us — you had it prepared, it was given to you, or you otherwise have the right to hand it over — and that you may share any personal information about other people contained in it, such as the inspector, the seller, or your agent. If that turns out not to be true and someone brings a claim against us because of it, you agree to cover us for it.
Your inspection report stays yours. You give us permission to use it only to build your report and to keep it for the period stated in our Privacy Policy. Your finished Walkthrough Report is yours to keep, print, and forward — to your agent, your lender, your family, a contractor, or a future buyer of the home, subject to the notice in section 6. You may not resell it as a product of your own or strip its source citations.
What we collect, who sees it, how long we keep it, and how to have it deleted are all in the Privacy Policy. The short version: your inspection report is used to build your report and nothing else, and it is never sold.
We stand behind the work with the refund in section 7, and that refund is the remedy we offer. To the extent the law allows, our total liability for any claim connected to a Walkthrough Report is limited to what you paid for it, and we are not liable for indirect or consequential losses. Some states do not allow those limits; where that is true, they do not apply to you. Nothing here limits liability for fraud or for anything else that cannot be limited by law.
These terms are governed by the laws of the State of Nevada, USA, without regard to its conflict-of-laws rules, and any dispute belongs in the state or federal courts located in Nevada. If you are a consumer elsewhere, this does not take away rights your local law gives you.
These terms and the Privacy Policy are the whole agreement between us about your purchase. If any part of them is found unenforceable, the rest still stands. Sections 6, 8 and 10 continue to apply after your purchase is complete.
We may update these terms. The version in force for your purchase is the one published when you paid, and the effective date above tells you which that is. Want the exact version you bought under? Email support@roostlore.com and we will send it.
